Q. Why should I order a Certified Mobile Home Appraisal?
A. Unless you are in the business of buying mobile homes on a regular basis, you should have a professional independent certified appraisal in hand before making an offer to purchase, especially if there is a dealer involved! Having an appraisal in hand tells the dealer that you are no fool and that you are an educated buyer.
Q. Why shouldn’t I just order an on-line book value?
A. Book values are based on entire regions of the country, not specific parks or communities. Mobile home values can have huge differences based on the community the home is located in and the condition of the home at the time of a physical inspection. Prices of mobile homes can differ greatly between senior retirement communities and family parks for the same make, model, size and year of home.
Q. Do you have to go inside the mobile home?
A. Absolutely. There is no way to “accurately” do any full Certified Appraisal without going inside to inspect the home.
Q. Does someone have to go inside the home with you?
A. Yes. Normally the person with the key will go inside with the appraiser.
Q. Do you appraise mobile homes with land? (Deeded or Fee Simple)
A. No. We only perform Certified Mobile Home Appraisals in rental parks and co-op communities.
Q. Do you appraise Single Family Homes?
A. No. We only perform Certified Mobile Home Appraisals.

A. Payment is due before we mail, e-mail or give a verbal appraised figure.
Q. Hong long does it take to receive the Certified Appraisal after I order one?
A. Since we have to make arrangements to get inside the home for the inspection, it can take up to one week depending on our work load. Rushed orders are possible at a higher cost.
